Market Report

Here’s my take on the Burbank market this week — straight numbers, no fluff.

Burbank Real Estate Market — This Week’s Numbers

We’re well into October now, and the Burbank real estate market October 2026 is telling us a pretty clear story if you look past the headlines. The median closed sale price came in at $1,294,000, and homes that did sell took an average of 30 days to go under contract. But those two data points alone don’t capture what I’m actually seeing in the day-to-day activity.

Seventeen new listings hit the market this week. At the same time, we saw seventeen price reductions. That’s right — an even match. Meanwhile, only seven sales closed, and we’ve got fifty active listings sitting available. That’s a noticeable imbalance between what’s coming on and what’s actually moving. The pool of Burbank homes for sale has grown to the point where it’s taking longer for sellers to connect with a buyer at a price both sides can agree on.

What This Means for Buyers

You’ve got more breathing room than you did earlier this year. With fifty active listings and a steady flow of price adjustments, you’re less likely to face the kind of multiple-offer frenzy that was common a cycle ago. It doesn’t mean sellers are giving houses away — median closed prices are still well into the ones — but you have time to compare, do your inspections, and negotiate without the pressure of a ticking clock. If a property has been sitting or just took a price reduction, that’s information worth discussing with your agent before you write an offer.

What This Means for Sellers

The price reduction count is the number I’d pay closest attention to. When seventeen sellers drop their price in a week, it’s a sign that initial list prices are missing the mark. Buyers are active but they’re selective, and they’re tracking how long a home has been on market. Listing at a number that doesn’t align with recent comparable sales often leads to a reduction later, and those first weeks of marketing are your most valuable. The thirty-day average sale timeline shows that well-priced homes do move, but wishful pricing gets punished by days on market.

One Trend I’m Watching

The ratio of new listings to price reductions — exactly 1:1 this week — is unusual, and it suggests the market
