Here’s my take on the Glendale real estate market this week — August 2026 is shaping up to be a month where the numbers are telling a pretty clear story.

The median closed sale price landed at $1,200,000, which is consistent with what we’ve been seeing in Glendale for a while now. Homes are spending an average of 32 days on the market, and we had 30 new listings pop up this week. That’s a healthy infusion of inventory, but the number that really caught my eye is the 35 price reductions — more than the number of new listings. Nine deals closed, and there are 50 active listings available right now. So, what does all that mean if you’re on either side of a transaction?

For buyers, the Glendale homes for sale right now offer a bit more breathing room than we saw earlier in the year. With 50 active listings and a steady stream of new ones, you’re not facing the same pressure to make a snap decision. The fact that 35 sellers adjusted their price this week suggests that overpriced homes are sitting, and sellers are getting more realistic. That’s a good thing if you’re trying to find value
