Market Report

Here’s my read on the Northridge real estate market as we move through October 2026.

The Northridge real estate market October 2026 continues to move faster than a lot of people expect. We saw 15 new listings hit the market this week, which gave buyers a little more to look at, with 50 active listings currently available. But the pace of sales is telling: the median closed sale price came in at $1,655,000, and homes that sold this week spent an average of just 26 days on market. Only 3 sales closed, which keeps things feeling tight, but 8 price reductions tell me sellers are paying attention to how their homes are being received.

For buyers, the steady flow of new Northridge homes for sale is genuinely helpful. You have more options today than you did a few weeks ago, and those price reductions are worth watching closely. Some of those adjustments are simply sellers recalibrating after pricing a bit optimistically. That’s not a red flag — it’s an opportunity to have a real conversation about value. With homes still moving in under a month on average, you’ll want your financing lined up and your list of must-haves clear before you start touring. The good homes are still getting attention quickly.

For sellers, the message is: price it right from the start. Buyers in Northridge are well-informed, and they’re not rushing into overpriced listings. The 26-day average tells me that well-positioned homes are still selling without sitting. If your home has been on the market and you’re seeing low showing traffic, it may be time to have an honest conversation about the list price. Small adjustments early tend to work better than larger cuts later.

One thing I’m noticing right now: buyers are more willing to move on a home that feels turnkey, even at a premium, than take on a project at a slight discount. The gap between what’s moving quickly and what’s lingering isn’t just about price — it’s about condition and presentation.

If you’re wondering where your home fits into all of this, or you’re trying to make sense of what you’re seeing as a buyer, I’m happy to talk it through with you. As a Northridge real estate agent, I look at this data every week so you don’t have to. Reach out anytime — no pressure, just straight answers.
