Market Report
Hey everyone — Emily Rose here with your weekly Van Nuys market breakdown. If you're tracking the Van Nuys real estate market October 2026, the numbers this week tell a pretty clear story about where we are right now.
The snapshot
The median closed sale price landed at $631,525 this week, with homes averaging 67 days on market before going under contract. We saw 15 new listings hit the market, but we also recorded 21 price reductions — more than the new inventory coming in. Only 2 sales closed, and we're sitting at 50 active listings currently available. That spread between new listings and actual closings is worth paying attention to.
For buyers
You've got breathing room. Fifty active listings means you can actually tour homes, compare floor plans, and think through your decision without feeling like the floor is dropping out from under you. The fact that 21 sellers dropped their prices this week suggests there's room to negotiate — not on every property, but on enough of them that it's worth having the conversation. If you've been waiting for a moment where you're not fighting five other offers just to get in the door, this is about as close as it gets.
For sellers
The 67-day average tells me buyers are taking their time, which means your listing has to do more than just show up online. Price reductions are outpacing new listings right now, and that's a signal worth hearing early — the homes that are moving are the ones that got the price right from the start. If you're thinking about listing, we should talk about positioning before you go live, not after you've been sitting for three weeks with no traction.
One thing I'm watching
Two closed sales in a week with 50 active listings. That ratio sticks out. It doesn't mean nothing is moving — it means buyers are being selective, and they're gravitating toward the homes that show well and price realistically. I'm seeing more activity on properties where sellers have done the pre-inspection, touched up the paint, and priced based on what's actually closing, not what their neighbor listed for six months ago.
If you're looking at Van Nuys homes for sale or just want to understand how these numbers apply to your specific situation, I'm happy to walk through it with you. No pressure, no vague optimism — just what the data says and what it means for your next move. As a Van Nuys real estate agent who tracks this weekly, I'd rather you have the real picture than the polished one.
