This week, the median closed sale price came in at $1,312,500 — solidly in the range we’ve been seeing for single-family homes south of Ventura Boulevard and into the hills. Homes that sold this week averaged 51 days on market, which feels about right for a September that’s been more deliberate than frantic. We saw 12 closed sales, while 32 new listings hit the market, bringing total active inventory to 50 Woodland Hills homes for sale. That’s a noticeable bump in available homes compared to Labor Day weekend, which makes sense as families settle back into school-year routines and list with an eye toward closing before the holidays.
What this means for buyers: You’ve got a deeper bench to choose from than earlier this summer. Nearly 60% of the new listings this week had at least one price reduction before going under contract; 18 of them dropped their price in total. That’s not a fire sale — it’s an indication that many sellers are listening to the market rather than holding firm and waiting.
