Market Report

Hey everyone, Josh Brenner here. Let's talk about what the numbers are telling us in the Oxnard real estate market October 2026.

The quick headline: days on market have stretched to 27 days, and with 50 active Oxnard homes for sale against just 7 closed sales this week, we're watching supply build in a way we haven't seen in a while. The median closed price landed at $725,000. Not a dramatic shift from where we've been, but the pace has definitely changed.

Eighteen price reductions hit the market this week. That's a significant number when you stack it against 31 new listings. Sellers are adjusting. Some of that is seasonal — we always see a slowdown as the year winds down — but I think there's more to it. Buyers have options now, and they're taking their time.

For buyers: You've got breathing room. Fifty active listings in Oxnard means you can actually compare properties without feeling like you're going to lose one if you sleep on it. Those price reductions signal that some sellers are motivated. That doesn't mean lowball offers are suddenly working across the board, but it does mean negotiation is back on the table in a way it wasn't six months ago. Get pre-approved, know your budget, and be ready — but don't feel like you have to rush.

For sellers: Pricing matters right now. I'm seeing homes that hit the market at a realistic number go under contract in that two-to-three-week window. The ones that start too high sit, accumulate days on market, and eventually take a cut. Those 18 reductions tell me some listing agents are chasing the market down rather than getting ahead of it. If you're thinking about listing, let's look at the actual comps — not what your neighbor got in May, but what's closing today.

One thing I'm watching: the gap between new listings and actual sales. Thirty-one new listings against seven closings means inventory is stacking up. If that pattern holds through November, we could head into 2027 with more to choose from than buyers have seen in years. That's not a bad thing necessarily — some balance is healthy — but it's worth paying attention to.

If you want to dig into a specific neighborhood in Oxnard or talk through what any of this means for your situation, reach out. I'm happy to pull up the numbers for your street, your price point, or that house you keep walking by. You can find me here on the site or give me a call directly.

Take care, and I'll check in again next week.
