Market Report
Here’s your weekly look at the Pacific Palisades real estate market October 2026. I’m Josh Brenner, and every week I break down the numbers in plain English — no fluff, no hype, just what’s actually happening in the neighborhood.
This week, the headline is an odd one: zero new listings hit the market. That’s not a typo. Not a single homeowner pushed “go” on a new listing in the last seven days. Meanwhile, we saw two price reductions on existing inventory, one sale close at a median price of $3,350,000, and we’re sitting at 26 active Pacific Palisades homes for sale. Average days on market came in at 19 days — not lightning-fast by Palisades standards, but not slow either.
What this means for buyers You’ve got 26 homes to consider, but no fresh options this week. That doesn’t mean the well is dry — just that the spigot was off for a beat. If you’re actively looking, it’s worth checking back frequently because inventory can shift quickly. The closed sale at $3
