Market Report

Here’s my take on the Westlake Village market this week. No fluff, just what the numbers are saying.

Westlake Village Real Estate Market – October 2026

If you’re watching the Westlake Village real estate market in October 2026, one number probably jumps out first: a median closed sale price of $7.9 million. That’s a big figure, but it’s important to know it represents just one closed sale this past week. So while it’s a real data point, it’s not painting the full picture of everyday activity. The rest of the numbers tell a more balanced story—50 active listings, 5 new ones added, and 8 price reductions over the same stretch.

For buyers, that spread is meaningful. With so many Westlake Village homes for sale and more adjusting their asking prices, it’s a market that rewards patience and doing your homework. You’re not competing against a flood of offers on most properties, and sellers who have reduced their price are signaling they’re ready to have a conversation. Listings are sitting for an average of 65 days, so you have breathing room to tour, revisit, and think through your numbers before making a move.

For sellers, the message is pretty clear: pricing is everything right now. Eight price reductions in a single week tells us that buyers are active but discerning. If a home is overpriced on day one, it often just helps sell the more realistically priced competition. The good news? Well-prepared homes still find their buyer. The challenge is getting the initial number right so you’re not chasing the market downward.

One thing I’m keeping a close eye on is the gap between new listing activity and price reductions. When reductions outpace new inventory by that much, it usually means sellers who’ve been on the market for a while are recalibrating—and that can create opportunity for both sides. For buyers, it’s a chance to negotiate; for sellers, it’s a prompt to take an honest look at their positioning.
