Market Report
Let’s talk about what’s happening in the Woodland Hills real estate market as we close out October 2026. I’m keeping this one straightforward — no fluff, just what the numbers are telling me and what I think it means if you’re buying or selling right now.
The headline this week is that we’re seeing a noticeable cooling in pace, even if prices are holding steady. The median closed sale price came in at $1,125,000. That’s a healthy number, but the story underneath it is what matters. We had 21 new listings hit the market this week, and at the same time, 16 sellers dropped their asking price. Only 7 sales closed. With 50 active listings available, buyers have options — and they know it.
For buyers: this is a moment where you have some breathing room. The average days on market is now at 55 days, which means homes are sitting longer and sellers who need to move are getting more flexible. Price reductions outnumbered closed sales by more than two to one this week. That’s worth paying attention to. If you’ve been watching Woodland Hills homes for sale and waiting for the right entry point, you’re in a stronger position to negotiate than you were even a few months ago. Sellers who are priced realistically are listening. Have your financing ready and don’t be afraid to make a fair offer — even if it’s below ask. The data supports it.
For sellers: the market hasn’t turned against you, but it has become less forgiving. Buyers are not chasing properties the way they were in tighter cycles. If your home has been listed for more than a few weeks without an offer, it’s time for a candid conversation about price. Sixteen of your neighbors already had that conversation this week. The homes that are closing are the ones where the condition matches the price tag. Overpricing in this environment doesn’t just delay a sale — it can push you past the point where buyers even bother to look.
One thing I’m watching closely: the spread between new listings and closed sales is widening. 21 new listings against 7 closings means inventory is building. If that trend continues into November, we could see the pace slow even further heading into the holidays. That’s not a prediction — it’s just math. And it’s something I’ll be tracking for my clients every week.
