Know which tier you are actually buying
The gap between a themed template and a custom build is large, and the price gap is smaller than the quality gap. The most common disappointment in this category is not that anyone was misled — it is that the buyer never asked. Ask plainly: is this a custom build or a theme, and can I see three sites you have shipped on this exact tier? A studio confident in its work will answer both in one email.
The question nobody asks until they try to leave
Do you own it? On most website subscriptions in this category — Agent Image and Luxury Presence included — if you stop paying, the site stops existing. Not "you export it", not "you take the code". That matters more the longer you stay: an agent five years in has accumulated content, backlinks and search history attached to something they cannot take with them. Ask what you keep if you leave in year three, and get the answer in writing before you sign rather than after.
The cheaper tiers, honestly
Real Geeks, Placester and Sierra Interactive are template-based and IDX-first, at a fraction of a custom build. Sierra's are the best-looking of the three. Nobody will call these design objects, but they display listings and capture leads competently, and for most agents that is the entire job the website does. WordPress plus an IDX plug-in is cheaper again and you own everything — at the cost of being the person who fixes the feed on a Sunday.
