The trade nobody explains up front
You don't own it. On most website subscriptions — Luxury Presence included, and this is standard across the category — if you stop paying, the site goes away. Not "you export it," not "you take the code" — it stops existing.
That matters more the longer you stay. An agent five years in has accumulated content, backlinks and search history attached to a site they cannot take with them. Ask directly: if I leave in year three, what do I keep? Get the answer in writing.
The alternatives, honestly
Agent Image — the other big name in agent websites. Broader range, from templates to genuinely custom builds, and generally more willing to do bespoke work. Similar structure: build fee plus ongoing. Their high end is custom; their low end is closer to a template than the price suggests, so be clear which you're buying.
Placester / Real Geeks / Sierra Interactive — template-based, IDX-first, much cheaper. The sites look like real estate websites rather than design objects. If your site's job is to display listings and capture leads, this tier does that competently for a fraction of the cost.
Squarespace or WordPress plus an IDX plug-in — the cheapest route, and more viable than agents assume. You own it, you control it, and IDX widgets have improved. You are, however, now the person responsible when the feed breaks on a Sunday.
All-in-one platforms — BoldTrail, Lofty and others include a website with the CRM. The site is rarely the best in class, but it's included, and it's already connected to your database. For many agents "good enough and integrated" beats "beautiful and separate."

How to decide
Is design your actual differentiator? For a luxury specialist competing on presentation, a design-led site earns its cost. For most agents, a clean site that loads fast and shows listings properly does the same commercial job for far less.
How long will you stay? Setup fees amortise. A $5,000 build you keep for six years is cheap. The same build abandoned in eighteen months is not.
Who updates it? Be realistic. If the answer is "nobody," pick the option with the least maintenance, not the most capability.
What happens to your SEO if you move? Ask every vendor what transfers. Content, URLs, redirects. This is the question that costs agents the most when they switch and the one they ask least.
